What Type of Housing is Right for Me?

Condominium Town House Detached Home

Condominium
Individual units in a multi-unit structure that have joint ownership of commonly used property like sidewalks, hallways, stairs, and lawn.
Advantages
  • Lower purchase price than townhouse or detached home
  • Lower cost and taxes
  • Lower maintenance effort
  • Better than apartment because it can be re-sold or rented out
  • Some important backyard activities possible (i.e., barbecues, sandboxes, swings, etc.)

Disadvantages

  • Harder to re-sell than a townhouse or detached home
    Value appreciation is modest at best
  • No private yard or land
    Common walls shared with neighbors
  • Less crowded than an apartment complex (but still crowded with multiple units)
 
Townhouse
A dwelling unit containing having 2 or more floors and attached to other similar units via shared walls.
Advantages
  • More privacy at low cost - best compromise
  • Own small private yard along with the house
  • Better value appreciation - easy to re-sell or rent out
  • Better financing available with low down payment and low rates
  • Some outdoor activities possible in the yard (i.e., barbecues, sandboxes, swings, etc.)
Disadvantages
  • Common wall shared with neighbors (acceptable if you have good neighbors)
  • More expensive than a condominium for the same livable area (square footage)
 
Detached Home
A detached and stand alone home designed and maintained for occupancy by one or more families.
Advantages
  • Provides best living space
  • You own both the lot and the house - best value appreciation choice
  • Highest level of privacy with greatest amount of control to improve (i.e., adding fences, trees, shrubs, etc.)
  • Best financing available with lowest down payment and lowest rates
  • All outdoor activities are possible (i.e., barbecues, swings, swimming pools, gardens, etc.)
Disadvantages
  • More expensive than townhouse, condominium, and apartment
  • Requires highest maintenance effort
